By confirming the reservation, the guest fully and unconditionally accepts these General Terms and Conditions of Sale, which govern the short-term tourist lease agreement pursuant to Art. 1, para. 2, lett. c), Law 431/1998, Arts. 1571 et seq. of the Civil Code and Art. 4 of Decree Law 50/2017.

These terms are deemed accepted by the guest upon confirmation of the booking, regardless of the booking channel used (online platform, email, telephone, or messaging).

Purpose of the rental
The property is rented exclusively for tourist purposes and for a stay between 2 and 28 days.
Subletting or transferring the property to third parties is strictly prohibited. Any violation will result in immediate termination of the contract.

Number of guests and registration
The accommodation is strictly reserved for the guests listed at the time of booking.
No substitution or addition of guests is allowed without prior written authorization.
Access will only be granted upon presentation of a valid ID for each guest, as required by public security regulations.

Price and payment
The total price is indicated in the booking summary and includes:
a) rental fee;
b) utilities (water, electricity, gas);
c) initial cleaning;
d) first set of bed and bath linen;
e) use of appliances and provided accessories.
The tourist tax, where applicable, is not included and must be paid as instructed upon arrival.

Security deposit and liability
A security deposit may be required to cover potential damages or contractual violations.
The deposit will be refunded within 48 hours after check-out, subject to inspection.
The guest is liable for all damages, even accidental, and must fully compensate for any damage, even exceeding the deposit.

Check-in and Check-out

Check-in: from 3:00 p.m. on arrival day

Check-out: by 11:00 a.m. on departure day
Unagreed late check-outs will result in an extra night charge.

Conduct, proper use and penalties
The guest agrees to:
a) use the accommodation with care;
b) refrain from smoking inside (penalty €150);
c) not bring animals unless authorized;
d) comply with waste separation rules;
e) leave the kitchen tidy with washed dishes (penalty €50);
f) respect the building’s quiet and decorum.
Violations may result in immediate removal and a penalty equal to 200% of the rental price, plus compensation for damages.

Limitation of liability
The owner is not responsible for:
a) theft or loss of personal items;
b) service outages caused by third-party providers;
c) injuries or damages due to improper use of equipment by the guest.

Access to the property
The owner or an authorized person may access the property for urgent maintenance or safety reasons, with prior notice. In emergencies, access may occur without the guest's presence.

Cancellations, no-show and early departures
For non-refundable rates: no refunds apply.
No refunds are provided for no-shows or early departures.

Personal data processing
Personal data will be processed in accordance with EU Regulation 2016/679 (GDPR) solely for booking management and legal obligations.

Jurisdiction
For any dispute, the exclusive jurisdiction is the Court of Lecce, Italy.

ACCEPTANCE
By confirming the booking, the guest fully and unconditionally accepts these General Terms and Conditions, which form an integral part of the tourist lease agreement.
